Building Control Approval for Higher-Risk Building Work

The Building Safety Regulator (BSR) and the Construction Leadership Council meet regularly to address priority areas and maximise communication to the industry on the new building control approval process for higher-risk building (HRB) work. Gateway 1 – Land use planning matters related to fire safety

Fire safety must be an essential part of the design of a building from the beginning. The HSE has recently published an article on Planning Gateway 1. This summarises the process, details the approach of the HSE and highlights the early impact of this first checkpoint.

Gateway 2 – Building control approval for higher-risk buildings

Initial feedback from the BSR about applications submitted for Gateway 2 indicates that a number of these applications were either incomplete or unclear, making them unsuitable for approval. This is particularly the case for smaller refurbishment projects and work on existing buildings.

Applications should provide quality, detailed information that clearly and comprehensively demonstrate compliance with building regulations. The BSR has highlighted some key points to consider and these are summarised here.
